Structural and external works
The heavy lifting that everything else depends on. We strip the building back, make the structural changes and get the envelope completely watertight.
- Demolition and strip-out of fixtures, cabinets, carpets and non-load-bearing walls
- Structural alterations, including steel beams and opening up spaces for extensions
- Roofing and weatherproofing: tiles, chimneys and guttering
- New external windows and doors, fitted watertight

First fix and utilities
Everything that lives inside the walls goes in now, routed properly, so the finished house works as well as it looks.
- New plumbing and electrics: pipes, lighting circuits and socket runs
- Radiators and underfloor heating
- Insulation and airtightness for external walls, floors and lofts

Plastering and carpentry
The stage where rooms take shape. Walls close up, floors go down and the bones of the joinery are set straight and square.
- Plasterboarding and skim coat for a smooth finish
- Stud walls, floorboards and staircases
- Door frames and first carpentry

Second fix and fit-out
The visible layer. Kitchens and bathrooms go in, power comes on and the joinery details that make a house feel finished are fitted.
- Kitchen and bathroom fit: units, worktops, sinks, baths and appliances
- Second fix electrics and plumbing: switches, sockets and taps
- Internal doors, skirting boards and architraves

Finishes and decorating
The last five percent takes the most care. We finish every surface, then walk the house with you and close out every detail on the list.
- Flooring: tiles, wood or carpet
- Sanding, priming, painting and wallpapering
- Snagging walkthrough, with every defect fixed before handover
